Our Approach

No matter the scale of your home improvement from extensions to alterations, I can help bring your vision to life. I like to start things off with a home visit so I can find out more about your specific needs and address any questions you might have.

In this meeting, I'll outline the process and determine if your project needs planning permission (not all do). Following that, I'll present a detailed and transparent fee proposal for you to review. This proposal will define your specific needs and the extent of work that I will conduct on your behalf.

Your Drawings

To complete your drawings to the highest standards takes between 2 - 3 weeks. You should also allow a further 8 weeks for planning permission to come through from the local council.

Our fixed fee package generally suits most clients and is ideal for most extensions and conversions. As standard this will include:

  • A site location plan.
  • A measurement survey of your home using laser devices to ensure the highest degree of accuracy.
  • An outline development proposal with plans and elevations for you to consider (along with 1 or 2 options where appropriate).
  • Revisions to the outline proposal as needed.

 

  • Completion of all floor plans and elevations ready to submit to the council (these include [i] floor plans & elevations of your home as existing, [ii] floor plans & elevations showing your new extension or conversation etc).
  • Planning application forms filled in on your behalf.
  • I'll then act as your agent as the application goes through, dealing with the council as necessary.

Additional Planning Services

I also offer some further services which might interest you, or be useful in the appropiate circumstances. These include: 

 

  • A more detailed investigation of the design options than our standard package (useful on larger or more complex projects).

  • 3D renders, such as the one opposite (see below for more).

  • Designs that meet Listed Building or Conservation Area Consent.

  • A Bill of Quantities giving you a detailed guide price of your project which you can use to assess quotes from builders.

 

Fees to be arranged in accordance with the size and scope of the work required.
